Upon every initial rental and final exit, a property checklist is filed and viewed, digital pictures of property and tenants are taken and reviewed. This leaves for no question on deposit returns. Before initial rental a welcome letter that all tenants must read, sign and agree to, states charges for all conditions that can be deducted from deposit. The initial welcome letter leaves no questions as to the expectation Bizzy holds on the tenant.

We are always concerned with keeping expenses to a minimum, while always providing dependable and timely upkeep and repairs.

Inspections of property are guaranteed with a written property condition report filed, upon initial entry, final exit and every 180 days during the lease (A copy of this report is always available to the owner).

Common Questions:

Who decides monthly rent?  This final decision is always yours. However we can be of great assistance in this area, providing the owner with information on similar properties, which have recently rented in the area. The goal is to seek maximum monthly rental income without pricing the property out of its market. Pricing too high can create extreme turnovers.

How do I know I will get my rent on time?  The key to receiving tenants’ rents on time is to have efficiently screened the tenant’s credit and financial background before entering the lease agreement. This can be time consuming, but it has been proven that tenants who have handled their past credit and rental obligations well will continue to do so in the future. Unfortunately the opposite of this also holds true. At Bizzy, we thoroughly check each applicant on the application before they are even able to view the property.

What happens if a tenant does pay rent late?  Though Bizzy takes great pride in appropriately handling tenant relations, we follow a very strict policy. Rents are due on the 1st. After that there is a $25.00 late fee is applied, on the 6th if no contact or attempt to pay the rent is made, a $5.00 a day late fee is applied until full balance is paid and eviction process is started. A “pay or quit request” is immediately submitted to tenant, making them aware of future action to be taken. Eviction is filed with the courts, and the sheriff’s office serves the tenant with a summons to appear before the court. In most cases the tenant will have made the rent payment prior to court date. Eviction is a very unusual event with tenants Bizzy has placed. Our rental application screening and entry meeting with tenants allow them to fully understand our expectations and what will take place if rent is not paid, in the case of any lease violations.

How will I know if tenants are taking good care of my property?  Before property is even rented, a written 5-page property inspection report is done and digital pictures are taken. This property condition inspection is in-depth, inside and out side the home. Please understand that Bizzy works for you. These pictures and inspections are solely for the protection of property owner. Copies are on file for owner to view the entire term of lease and for a year after. We retain a tenant signed copy of inspection reports and all digital pictures are kept on file for property owner’s use at any time. Then, every 180 days or sooner, an inspection is done, leaving no question as to the condition of the property prior to rental. As mentioned before, in the entry meeting tenants sign a paper (welcome letter) starting the charges that can or will be deducted from deposit. Example to clean oven is a $50.00 charge, damaged window screens $55.00, or carpet cleaning $40.00 Min per room. These are all minimum charges that the tenants have agreed to in writing.

How do I get my money from Bizzy?  We use software specially designed with the property owner in mind. All payments authorized by the property owner and management fees are paid on the 1st month from owner’s expense account. All rents are given to the 5th of the month to be calculated for, then on the 2nd Wednesday of every month your expense account is credited or a check mailed along with a detailed monthly statement. Copies of any bills, payments or repair invoices are also sent.
